The rental sector is entering one of its biggest periods of change in a generation. With the Renters’ Rights Act reshaping how tenancies are managed, letting agents are under growing pressure to prove they can protect landlord income, while staying compliant every step of the way.

The Void Squeeze Is Rising

Every void period comes at a cost, and it’s often bigger than agents expect. On average, a property in England sits empty for 24 days between tenancies. Over that period, landlords are typically losing £1,042 in rent and paying out around £150 in council tax, bringing the total cost of a single void to roughly £1,213.

With Section 21 abolished and rent increases now capped at once a year, landlords have fewer options to offset that lost income elsewhere, meaning void periods aren’t just an operational inconvenience anymore they can significantly limit yield.

Void Management Is Becoming the New Differentiator

For years, void management was treated as background admin, handled with phone calls and spreadsheets. However due to the rising cost of a void, landlords scrutinise performance more closely, and how quickly and compliantly an agent can turn a property around is becoming one of the clearest signals of success. Therefore efficiency isn’t just about cutting costs anymore, protecting yield is equally important, and it’s becoming the point of differentiation between agents competing for the same landlord instructions.

Cutting Changeover Admin With Automation

A large part of the void period comes down to admin that has nothing to do with finding a new tenant, it is the admin of  chasing energy suppliers, water companies, and councils to update records, often via separate calls and separate systems.
